Tier 1 • Box Realty Supply Onsite Sales Team (OST) and Sales Support Consulting • Pre-Sale Marketing and Advertising • Onsite Signage at Site Entryways and Inventory Homes • List Inventory and Projected Inventory on MLS • Target Realtor Community in the Area (drip email, direct mail campaigns, Luncheons) • Utilize Database of potential buyers to introduce the Community • Website promoting community(s), floor plans, and elevations (Video Tours and Photographer Stills) • Staged/Furnished Model Home • Search Engine Optimization (SEO) on a monthly basis to attract General Public • Ads in Various Strategic Real Estate Publications • Marketing Packet [Brochures – design, printing, and distribution]
Fee Schedule: 7% of each home sold (includes Upfront 1% Marketing Fee)
Breakdown: 3% to any Buyers Agents (if no BA (Dual Agency) fee reduced to 5%) 1% Marketing Fee paid in advance each quarter based on projected productivity
Example: 3 units per quarter projected at $250,000 ($750,000) $7,500.00/qtr
Note: Charlotte NC Area: Marketing Fee refunded to the Builder on graduated scale at the time of closing of each unit, and will be reflected on the Settlement Statement (HUD-1)
Tier 2 • Builder provide their own Onsite Sales Team (OST) • Onsite Signage at Site Entryways and Inventory Homes • List Inventory on MLS • Target Realtor Community in the Area (drip email, direct mail campaigns, Luncheons) • Utilize Database of potential buyers to introduce the Community • Website promoting community(s), floor plans, and elevations (Video Tours and Photographer Stills) • Search Engine Optimization (SEO) on a monthly basis to attract General Public • Marketing Packet [Brochures – design, printing, and distribution]

Breakdown: 3% to any Buyers Agents (4.5% for Dual Agency) 1% Marketing Budget paid in advance each quarter based on projected productivity

Tier 3 • Builder provide their own Onsite Sales Team (OST) • Onsite Signage at Inventory Homes • MLS Presence (Flat fee listings) • Target Realtor Community in surrounding area (drip email campaigns) • Website promoting community(s), floor plans, and elevations (Video Tours and Photographer Stills) • Search Engine Optimization on a monthly basis to attract General Public • Brochures – design, printing, and distribution
Fee Schedule: 5% of each home sold (includes Upfront 1% Marketing Fee)
Breakdown: 3% to any Buyers Agents (No % Change for Dual Agency) 1% Marketing Fee paid in advance each quarter based on projected productivity
Example: 3 units per quarter projected at $250,000 ($750,000) $7,500.00/qtr
Note: Charlotte NC Area: Marketing Fee refunded to the Builder on graduated scale at the time of closing of each unit, and will be reflected on the Settlement Statement (HUD-1)
Additional Notes: • Initial Contract period is 1 year and then renewable every 6 months. With an initial Master Exclusive Listing Agreement between the parties. • Initial Marketing Fee to be a minimum of $6,500 due to Website and other initial expenses. This should be paid at the time of Contract Execution. • Graduated repayment of Marketing Fee to be determined by projected sales compared to actual sales. Will discuss at official proposal meeting. • Flat Fee Listing Option in Tier 3 is a limited service listing agreement and the fee is $750.00 per listing. • We do offer Architectural Design Consulting as well.
