Creating a Relationship

When you become a client of Box Realty, we make it our business to help you achieve your Charlotte real estate investing goals. We are here to assist you, advise you, and provide the highest standard of service. We are looking for long-term business relationships, not just someone to sell a house to. This is our commitment to each of our clients.

In order to establish this type of relationship we will complete a Buyers Agency Agreement that, in effect, creates an employment contract between you and us so that we may represent you in all transactions instead of the seller of the properties we bring to you. We prefer an exclusive agreement, a non-exclusive is fine. The type you choose will, unfortunately, determine the level of attention you will receive. But, we hope you are so impressed by the level of service that we become your exclusive Realtors.

In essence you are hiring us to help you find and acquire real estate investment property. A contractual agreement spells out your duties and ours. It explains that Box Realty will be presenting opportunities to you in Mecklenburg, Union, Gaston, Cabarrus, and York counties for a period of XX months. If we both agree that our relationship is a good one, we can extend it in 6 month increments. The contract is drafted jointly by the NC Bar Association and the NC Realtor Association, and is required to be signed before we move on to the next level of the relationship.

Financing

Once the Buyers Agency Agreement is signed we will get you in contact with one of our creative and experienced mortgage lenders. They will then begin the process of getting your specific scenario approved for your best financing options, which are specifically tailored for investors. They will ask for financial statements and for permission to pull your credit. Upon receiving a pre-qualification letter, we will begin searching for your initial propertie(s). Most sellers of investment properties require this pre-qualification letter with an earnest money deposit check at the time an offer is made.

For a Normal Charlotte Real Estate Investor investigating good real estate deals is typically searching through, or driving by, 100 properties to select 10 for viewing and will make an offer on 1 of them. We realize that you don’t have time to look through 100 listings each week. As your buyer’s agent we will research hundreds of properties with our well developed search tools, techniques, and resources to find you 5-10 of the best properties available. We will present these properties to you as often as you like via email. These emails will include a printout of all the parcel information, a color picture where available, pertinent tax records, last market sale prices where available, and a recent comparable solds in the area by way of a Comparative Market Analysis.

We understand that a true real estate investor makes decisions based on the numbers, not emotions. This is why we make the effort get the numbers to you ASAP. These properties go very fast and decisions must be made quickly.

Equal Access Policy

We do, however, have other real estate investor clients who will see the same properties. Each client will have an equal opportunity at all properties. This is because the emails are sent to all clients simultaneously. The equal access policy is not to mislead or try to compromise your client privileges, but to disclose the reality of the market. Does this put you at a disadvantage or in a competing position with other investors? Not at all. Remember, there are already many other investors and buyers in the area viewing these same properties, and the Charlotte real estate investors who receive the same email you get are already in the market searching for properties anyhow. Most other investors in the market are not working with a Realtor who specializes in investing, or they are still spending most of their time scanning through the 100 properties. Establishing a relationship with us actually puts you ahead of most investing in the market.

Making an Offer

When you choose a property and decide to make an offer, we will assist you with all the details. Providing the standard contracts and addenda for you, and helping you complete those preprinted forms. We’ll handle negotiations with the representative of the Seller, and act as the courier from contract to closing. As always, we’ll keep your best interest the highest priority at all times.
